What is the EMI formula?

EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the principal, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of months.

Why is so much of my early EMI interest?

Interest is charged on the outstanding balance, which is highest at the start. On a 20-year loan at 9%, the first payment is roughly three-quarters interest; the crossover to mostly-principal happens around year 12.

Does a longer tenure reduce the total cost?

No, the opposite. A longer tenure lowers the monthly payment but you pay interest for longer, so total interest rises sharply. Compare the total repayment figure, not just the EMI.

Does this include processing fees or insurance?

No. It calculates the pure loan repayment. Lenders often add a processing fee, insurance premium or documentation charge, so ask for the annual percentage rate (APR) to compare offers fairly.
